לטובת מי שזה מעניין אותו, זה מה שענה לי עורך דין מניו יורק
If you own the properties in a separate entity, either a corporation or an LLC, then your liability is limited to the assets owned by the entity (assuming you abide by the rules in running the entity).
Now, it would be extremely difficult for an attorney in the US to sue you in Israel. So there is less chance that you would be sued than a domestic investor. But there still is some risk.
And if you are buying houses built before 1978 there is risk of liability to the tenants for lead exposure. Unlike risks for injuries resulting in a slip or fall, etc., you can not insure yourself against lead exposure. None of the insurance companies will insure against that liability. If one of your tenants sues you claiming they were exposed to lead in your house, you would have to hire an attorney at your expense, and defend yourself in that lawsuit. It is this risk that causes me to advise every investor to own these properties in a limited liability entity.
